Question: When you get a home loan, how is it paid?
The house I like is $50,000. I got approved for a home loan up to $100,000 through quicken loans. Do they pay it directly to the seller, or to me? Say if I wanted to do something extra like repairs on the house. Or in that case, would I have to get a completely separate loan after I purchase the house?
Answer: When we look at a home loan, we will do 80-85% of the purchase price or the appraised value - whichever is LESS. You will not get the $100,000 to buy a $50,000 house. You will go to an office for a company which is called a Title Company. They will handle the paperwork, recording of Deed etc. The bank that is lending you money will give the money (either cashier's check or wire) to the Title Company and they should pay the seller. This is the least risky way to do it. If you and the seller work with each other there is a lot more risk with the exchange of funds etc. No, the bank will not just give you all the money because then they have no way of making sure they get the home as collateral. I could go into title work more, but it would take too long. I'm giving you the dumbed-down version. You would need a second loan to do the repairs. There are some instances where you could get more money, but for the sake of a short answer, you'll be better of getting a second loan. Then, once all of the repairs are made, you can refinance and roll it all back into one loan as long as the new appraisal comes our high enough. Good luck!
